So this week we’ve been looking at the the book of Psalm, chapter 40 verse two, just one verse This week, he brought me up out of the pillar destruction. Out of the mud and he set my feet on a rock making my footsteps firm. Guys, that’s a powerful scripture. Go check out the spiritual kickoff. Really spent some time unpacking that.
So, prayerfully, prayerfully, that’s gonna give you some encouragement. Go on it too, the weekend if you haven’t listened to it yet. So now we had a really powerful conversation on our meat episode this week. We talked about something that’s very uncomfortable for a lot of people. We talked about. What does that look like?
And, and, and from a Christian standpoint, um, had a, had Jack Osterville who shared his story, and it was a powerful story, guys, a powerful conversation on how God showed up, how, how Jack was just, he was gone, but ultimately how God s pulled him out. And he, he recognized that that was not the. Guys, I, I, there was so much gold there.
You need to go back and listen to it. We talked a lot around real stuff, like how you need to stop being a baby Christian and start being a warrior. What does that look like? And just quit, walk around, feed me, feed me, feed me. And let’s actually go out there and do the work that we’ve been called to do.
You know, share the good news with others. Right? That powerful conversation. And did you do that by building bridges and relationships with other people? You have to be real and you can’t build fake relationships. I can tell you that right now. I, I from the line within us, I can tell you with our community, the reason it works is cause we really show up.
We’re vulnerable. We don’t try to, to, to put up this front like where everything’s figured out. When you come to the line within US meetings and, and engagements, you see, you know what, these guys, they’re talking real life and they’re not trying to to, to put it all together. Like, Hey, I got all this figured out.
We just straight up real, you guys heard me talk with my conversation with Jack, where I, I suffer many times of, of being a, a pretty effective teacher of items, but actually implementing them, I got, I got a lot of work to do. That’s a lot of work to do, but I recognize that that’s, that’s a key step. We have to recognize the areas we need to improve on.
Once you make that recco recognition, then you can make those improvements. But I highly encourage you guys really go back and listen to an episode. Even if suicide’s not nothing, nowhere on your radar, I guarantee you there is someone that you know that it is. It is. You just look at a stat. It’s way too high, particularly for Christian men.
So go out there, share that episode, maybe share this one with your small group, with your Sunday school, with your men’s group, whatever it is. What’s your lines? Then let them hear that conversation and let’s let ’em know what you care. All right. Now let’s get into our Fun Friday tips this week. I’m excited for this week’s tips.
These are good. Some good tips. I hopefully gonna serve you well for the health tip, and I couldn’t remember if I used this health tip before or not. If I did, it was way, way, way back. But this is, it is very simple stage four success. Now, what I’m, what am I talking about here? You need to prepare the day before for what you’re gonna be doing the next day from a physical standpoint if you wanna get it accomplished.
Okay? So this may entail some, some actual work here guys. So this sets you get ready. Go ahead and set your alarm and put it where you have to physically get out the bed to cut it off. Cause if you keep that thing where you can cut it off into bed, that snooze button is way too easy. So you, if you actually have to get.
One that will do a lot where you won’t go lay back down. So, so get it out the bed where you have to physically go get it. Then have everything prepped. Have your clothes, have your hydration, your, your pre-workout, whatever it is. Any equipment that you’re gonna be working out. You know what, if you’re going to a gym, like before work, have your clothes ready in a gym bag, right?
Your work clothes. So my experience when I used to work, I had to go, go to an office. I would have a gym bag ready with my work clothes, and I would wear my gym clothes to the gym, right? And then if I also, conversely, I used to leave work in the afternoons or late in the day and try to hit a workout on my way home.
So what do you do there? You have your gym bag prepped with your workout clothes, all your gear, your shoes. Don’t forget shoes and socks. I’ve made that mistake so many times. Shoes, socks, all, all, all your, your, you know, shorts, workout stuff, whatever type of workout you’re doing. That way you can hit a gym and have an effective workout there too.
And if you do that, make sure you have that protein powder or whatever your post-workout recovery is, but you have to do the prep work. If you just wake up and decide you’re gonna just try to do it, you’re probably gonna struggle. So do the prep work, stage four success. If you do this with your workouts, you’re gonna have much more effective workouts.
You’re more likely going to actually do them. , that’s a big part. And guys, you are gonna have a lot more fun. It’s not gonna be so stressful. Okay, get it. Get it done. Now your wealth tip, I’m going, I’m gonna give you one is is called the 50% rule of investing. And I get this straight from a book, a wonderful.
Called Wealth Habits. And, and this book, uh, the author here, candy Valentino, she’s phenomenal. Uh, I’ve learned a lot from her and this, but this 50% rule is pretty interesting. It’s around real estate. So if you’re not a real estate guy, you know, uh, I just hang with me here because this is interesting things to learn cuz we all need to be thinking about different ways to, to, to build income, to grow, but it’s a way to determine a property’s expenses and profit.
And it’s helping those really, if you’re looking to invest in a property to, to, to understand if it’s a good investment or not. So basically what you’re doing here is you’re, you’re saying, uh, let’s say you buy a rental property and it generates a hundred thousand dollars and annual gross revenue. So if you use that 50% rule, 50 50 grand would be your operating expenses for property.
And the other 50 grand would be your, your net income, uh, that you have working for. So what you have to think. Is essentially you’re venting that real estate transaction and you start by estimating gross rent. So you maybe just take this down to a level where you’re actually figuring out for, like if you’re, if you’re buying a property like a duplex or something like that, that you wanna see, it is just a good investment.
So what you do is you start estimating your grossly rent. So you take your monthly rent or your annual rent, just and, and add all that up divided by two. And that scenario may look like this. Maybe you’re expecting to get $4,000 a month. If you apply a 50% rule and factor in two and factor in $2,000 for expenses and so together, right?
You have your mortgage payment, you have your HOA, and all those other fees that sum up, let’s say all that stuff sums up to $1,550. So you subtract that from the 50 cent rent and you can see that you have $450 left over for cash flow. That’s your cash flow, right? Because the other half. Is what you’re gonna be doing here for expenses.
So it’s just a very simple way, uh, to, to take that 50% guideline and evaluate profitability for potential property. So if you wanna check that out, uh, just, just let me know. But I thought that was a pretty interesting little rule of investing from a real estate standpoint to see is this a good alignment for, for the goals that you personally have as an investor. So there you go. Check that out. 50% rule and see if that aligns. Now the self tip this week, suicide is nothing to joke around guys.
So you have to have real conversations about it, and you need to be talking about this with your wife and your children. This is not something that you don’t, you, you don’t wanna bring into your house and, and be at least be able to have the conversation. They need to know the value of life, and more importantly, they need to know that you as the leader of the home, that you care about ’em.
Right? And you should be able to talk about the hard items. And it’s like this. And that’s, that’s up to you to make that environment that, that way. So just like we’re talking about sex, that’s not easy, right? It’s gonna be awkward. Hey, I have three daughters and a son. It’s, it’s all awkward, right? In particular my older daughters, but I gotta lean into the awkward or else am I gonna let the world teach them?
No, no. They need to know my heart and they need to know the. So create your relationships that you and your family can naturally talk about those tough issues, and then it’s gonna make it easier when the, when those items actually come up in life, they’re gonna be more apt to actually come talk to you.
If you just create that environment where you can talk, it’s safe to talk about the hard things. Okay. So there you go guys. Your self tip of the week stage for success. I’m sorry, your health tip of the week stage for success that well tip. Check out that 50% rule for investing and the self tip have these conversations around suicide.
This needs to be talked about cuz I’m gonna tell you what, if it ever happens to one of your children or your wife or something like that. Don’t just live with that regret that you never even brought it up. You need to be able to build those relationships and have the conversations that. Okay. All right guys.
So now our book of the week. This week obviously we’re gonna be, uh, pointing everybody to Jack’s book, the financial planner who didn’t kill himself, you know, an interesting title. But I will say this, this is a good, it is a powerful little story here. This is a true story. This is Jack put his, his, his heart in here.
And ultimately this is a story of. Baby, you’re up against the wall right now. You just feel like everybody gets me. Nobody understands me. I am by myself. You are not alone, my friend. You are not alone. You may feel that way, but that Satan don’t believe the lie. You are not alone. We’re here for you. Jack’s story, the financial planner didn’t come himself.
It’s a powerful story and it’s one that will definitely give you encouragement and help you out of that pit. You may be in that pit right now. We want to help you up, rise up out of it.
